The Spreadsheet That Saved Me During My Home Sale and New Construction Project

When my wife and I decided to sell our home in 2025 and build a new one, everything seemed fairly straightforward. We knew what our house was worth. We knew roughly what the new house would cost. We had savings and a budget. So far, so good.

This was a good start, but we were missing a lot of details. And as the saying goes, the devil is in the details.

The details were things like attorney fees, inspection costs, deposits, upgrades, permit fees, commissions, moving expenses, storage expenses, rental expenses (we were in a rental while the house was being built), landscaping costs, appliances, and many other items that seemed small individually but added up quickly.

Some expenses were related to selling our old house. Others were related to building the new one. Some happened months before closing. Others appeared unexpectedly along the way.

We looked for software that could help manage the process, but everything we found was focused on finding an agent, researching neighborhoods, finding a home or marketing a home for sale. We didn't find software that was dedicated to the financial part of the transactions.

So we did what most people do, we created a spreadsheet.

At first, it was simple, tracking just the sale of our house. Even then, things came up that we hadn't anticipated. So the spreadsheet grew.

As the project progressed, the spreadsheet grew into a detailed financial roadmap that tracked every dollar associated with selling one home and building another

When it reached this point, one look at the spreadsheet and we knew exactly where we stood.

One area where the spreadsheet was particularly helpful was upgrades. Our new house was a new build, and we had the opportunity to add upgrades. I had told our builder that we would be adding very few, if any upgrades. That comment did not age well. We spent so much money on upgrades (this might be worth its own blog post). About upgrades I will say this: don’t sleep on upgrades. They add up quickly and the various vendors will all be trying to sell you their upgrade. Keep an accurate list of upgrades you have chosen and the cost of each.

Without the spreadsheet, the upgrades could have been a nightmare. Instead, we always knew how much we were spending on upgrades, and we would add or remove as necessary.

As the processes were winding down, it occurred to me that we can't be the only people who struggle with this. I imagine many people are trying to manage the same complex transactions using scattered notes, multiple spreadsheets, emails, and bank statements.

The spreadsheet was invaluable, but being a spreadsheet, it had limitations, and at times was clunky.

That's when I had the idea to transform the spreadsheet into an app. I named the app reNavigator.

reNavigator does everything the spreadsheet did, and much more. It is focused on the dollars and cents of the transactions, so that a person knows exactly where they stand at a single glance, and be able to make informed decisions throughout the process..

Buying and selling a home is one of the largest financial transactions most people will ever make. Having a clear picture of where your money is going can make the experience significantly less stressful.

What started as a spreadsheet ended up becoming something much bigger.
